{"id":9234,"date":"2025-06-30T16:05:52","date_gmt":"2025-06-30T14:05:52","guid":{"rendered":"https:\/\/lumilv.indiead.ee\/how-to-rent\/rental-agreement-terms-and-conditions\/"},"modified":"2025-11-25T16:40:43","modified_gmt":"2025-11-25T14:40:43","slug":"rental-agreement-terms-and-conditions","status":"publish","type":"page","link":"https:\/\/lumimajas.lv\/en\/how-to-rent\/rental-agreement-terms-and-conditions\/","title":{"rendered":"Rental agreement \u2013 Terms and conditions"},"content":{"rendered":"    <section class=\"max-w-screen-2xl type-three relative mt-[20px] lg:mt-10 text-th-dark-1 mb-[30px] lg:mb-[100px] -mx-4 md:mx-auto\">\n      <img decoding=\"async\" src=\"https:\/\/lumimajas.lv\/wp-content\/uploads\/sites\/2\/2025\/09\/L96A8598-e1761300743781.jpg\" alt=\"Apartment in Riga City Center\" class=\"h-[295px] lg:h-auto w-full object-cover\">\n    <\/section>\n  \n\n<section class=\"th-content-max-width flex flex-col lg:flex-row gap-0 lg:gap-20 z-10\">\n  <div class=\"lg:min-w-[410px]\">\n          <h2 class=\"text-th-dark-1 font-heading-3-5 lg:font-heading-3 lg:font-semibold mb-[20px] lg:mb-8\">The terms and conditions of rental agreement<\/h2>\n              <div class=\"mb-[30px] lg:mb-[40px]\">\n        <p class=\"text-as-p first\">The rental agreement and its principles provide security for both you as a tenant and for us as the landlord.<\/p><p class=\"text-as-p last\">Here you\u2019ll find a brief overview of the main rules and agreements that help create a pleasant and transparent rental relationship.<\/p>      <\/div>\n      <\/div>\n      <ul class=\"divide-y divide-th-card-stroke\">\n                        <li class=\"flex flex-row gap-[30px] lg:gap-10 py-4 lg:py-6 lg:first:pt-0\">\n            <span class=\"block w-[92px] min-w-[92px] lg:w-[200px] lg:min-w-[200px] font-body-3\">Contract term<\/span>\n            <span class=\"inline-block\"><p class=\"text-as-p first\">The agreement is signed digitally as a fixed\u2011term contract and is valid for one (1) year from the date the apartment is handed over.<\/p><p class=\"text-as-p\">The Agreement may be terminated at the end of the term by notifying the other party at least one (1) month before the end of the term.<\/p><\/span>\n          <\/li>\n                                <li class=\"flex flex-row gap-[30px] lg:gap-10 py-4 lg:py-6 lg:first:pt-0\">\n            <span class=\"block w-[92px] min-w-[92px] lg:w-[200px] lg:min-w-[200px] font-body-3\">Contract prolongation<\/span>\n            <span class=\"inline-block\"><p class=\"text-as-p first last\">The Parties may agree to extend the term of the Agreement by signing a relevant written agreement to this Agreement.<br>A Party is obliged to notify the other Party of its desire to extend the Agreement by sending a relevant written notice to e-mail no less than two (2) months before the expiration of the Agreement.<\/p><\/span>\n          <\/li>\n                                <li class=\"flex flex-row gap-[30px] lg:gap-10 py-4 lg:py-6 lg:first:pt-0\">\n            <span class=\"block w-[92px] min-w-[92px] lg:w-[200px] lg:min-w-[200px] font-body-3\">Handover of the apartment<\/span>\n            <span class=\"inline-block\"><p class=\"text-as-p first\">The exact handover date of the apartment will be agreed upon when signing the contract.<\/p><p class=\"text-as-p last\">A valid identity document (ID card or passport) must be presented at the handover.<\/p><\/span>\n          <\/li>\n                                <li class=\"flex flex-row gap-[30px] lg:gap-10 py-4 lg:py-6 lg:first:pt-0\">\n            <span class=\"block w-[92px] min-w-[92px] lg:w-[200px] lg:min-w-[200px] font-body-3\">Residents<\/span>\n            <span class=\"inline-block\"><p class=\"text-as-p first\">All residents must be listed in the rental agreement.<\/p><p class=\"text-as-p last\">Subletting the apartment without the landlord\u2019s consent is not allowed (including Airbnb or similar).<\/p><\/span>\n          <\/li>\n                                <li class=\"flex flex-row gap-[30px] lg:gap-10 py-4 lg:py-6 lg:first:pt-0\">\n            <span class=\"block w-[92px] min-w-[92px] lg:w-[200px] lg:min-w-[200px] font-body-3\">Fixed utilities<\/span>\n            <span class=\"inline-block\"><p class=\"text-as-p first last\">Fixed utilities are added to monthly rental price and costs 2,2\u20ac\/m\u00b2 (fees and expenses for administrative and utility services, including waste collection).<\/p><\/span>\n          <\/li>\n                                <li class=\"flex flex-row gap-[30px] lg:gap-10 py-4 lg:py-6 lg:first:pt-0\">\n            <span class=\"block w-[92px] min-w-[92px] lg:w-[200px] lg:min-w-[200px] font-body-3\">Deposit<\/span>\n            <span class=\"inline-block\"><p class=\"text-as-p first\">You have two options for renting \u2013 choose the one that suits you best:<\/p><p class=\"text-as-p\">1. Rent with a security deposit &#8211; the deposit amount equals two (2) months\u2019 rent and must be paid in one installment.<\/p><p class=\"text-as-p\">2. BTA insurance &#8211; With insurance provided by BTA, you can rent an apartment without a deposit by paying annual one-time insurance fee, calculated according to a set coefficient.
