The contract is concluded digitally for a fixed term and is valid for one (1) year from the date of handover of the apartment.

The contract may be terminated at the end of the term by notifying the other party at least one (1) month before the end of the term.

We conduct a background check for all applicants. Therefore you need to provide:

A copy or photo of a valid identity document (ID card, passport, or residence permit).
For leases with a deposit: a 6‑month bank statement with a digital bank stamp showing all income and expenses.

You must provide written notice at least one (1) months before moving out. We will arrange an initial inspection of the apartment, and on the moving‑out date a final inspection and key handover. If you wish, you can also order a cleaning service from the Lumi Mājas team.

After sending the termination notice, the Lumi Mājas House Manager will inspect the apartment at a time agreed upon with the tenant, during which costs not related to normal wear and tear of the apartment will be recorded.

As part of the same inspection, it will be checked whether the apartment corresponds to the condition recorded in the original handover acceptance certificate, including whether there are any defects or additions, whether the additions have been coordinated with the Lumi Kodud team, and whether the additions must be removed at the end of the rental period or not.

The security deposit equals two (2) months’ rent and must be paid in one installment.

The deposit will be returned within two months after the end of the lease, provided the apartment is in good condition, all bills are paid, and the keys are returned.

The rent invoice includes rent and fixed utilities, which cover maintenance, administration and communal costs. Variable utilities, such as heating, water and electricity, are billed based on actual consumption.

The Parties may agree to extend the term of the Agreement by signing a relevant written agreement to this Agreement.

A Party is obliged to notify the other Party of its desire to extend the Agreement by sending a relevant written notice to e-mail no less than two (2) months before the expiration of the Agreement.

Lumi Mājas offers convenient parking options, which can be purchased as a separate additional service, for at least one month. Parking is allowed only in designated areas. More information, price list and rental options can be found on the additional services page: Additional services

There are separate parking spaces for electric cars. The tenant will be charged a fee based on consumption and will be added to the monthly bill. More information, price list and rental options can be found on the additional services page: Additional services

Storage units are available as an additional service on the -1 or 1st floor. See pricing and booking at: Additional services

Bicycles and buggys can be stored in designated rooms on the ground floor for an additional fee. Storing personal belongings in stairwells is not allowed. See pricing and booking at: Additional services

Please be aware that other personal belongings (including sleds) are not allowed in the bike room and buggy parking lot. There is a storage room for them.

It is not recommended to store valuable items in the storage room. Also, according to fire safety regulations, it is not allowed to store flammable liquids, gases or explosive substances in the storage room. Make sure that things are not placed too close to the walls – free air movement between things must be ensured to prevent excessive moisture and mold.

To prevent break-ins and theft, please lock the storage room with a strong padlock purchased by you.

The storage room is equipped with a lockable door and a lockable shelf.

Minor changes, such as drilling holes or painting walls, must be approved in writing by the Lumi Kodud team. At the end of the lease, the apartment must be restored to its original condition. Major renovations, like adding or removing walls, are not allowed.

Apartments come with partially integrated furniture and appliances, including a refrigerator with freezer, stove, oven, kitchen hood, dishwasher, washing machine, and built‑in wardrobes in the hallway and one bedroom. Any changes to Lumi Mājas furniture and fittings require written approval.

We strongly recommend arranging home insurance to protect your belongings and cover unexpected damages.

Lumi Mājas offers internet and television connections with service providers Baltcom and TET, from which you can choose the one that suits you best.

Well‑behaved pets are welcome. Please ensure they do not disturb neighbors or cause damage to the apartment or surrounding property.

Regular cleaning and upkeep are the tenant’s responsibility to ensure a healthy and pleasant living environment. We recommend using gentle cleaning products, ensuring proper ventilation, and maintaining correct heating settings to avoid moisture‑related issues. No. Smoking is not allowed in apartments, balconies, or common areas. Use designated outdoor smoking areas.
